Prospective Tenant Questions About Rentals

Finding a new place to call home can be overwhelming. What about renting with pets? What is the application process like? Far West Realty is here to help. We believe all questions about rentals are always valid and we would love to make sure that we have answered all of yours about our rental properties.

How can I arrange to see one of your rental properties?

Simply call our office, anytime from 9:00 a.m. to 4:00 p.m., Monday through Friday to schedule for the next available showing time for any available property.


How do I apply to rent one of your properties?

If you would like to apply to lease one of our properties, and have personally toured that property with one of our property managers, please send an email to the email address on the card you received from the manager at the tour. In the email, just request a link to the application site.

If you have not personally toured the property, just call the office and ask to schedule a tour.

If you have toured the property, but did not receive a card, just call the office to receive the email address from which to request the link to the application site.


Is there a fee for submitting an application?

Yes.  The fees are $35 for adults, eighteen years of age or older, who would be a prospective resident of the property being applied for.


Can I pay a deposit and reserve the property?

Only if your application is approved.


Does the first approved applicant get the property?

Not necessarily.  If we receive multiple applications on a property, we will evaluate them all and offer the lease to the most qualified applicant.


How long before I will hear if my application is approved?

If you are the only applicant for a property, our processing time is typically 24 to 48 hours (two business days).  If we have several applications to process and compare on a given property at the same time, it could take as much as a week to arrive at a decision.  Either way we would contact you to let you know the results once a decision is made.


What are the most important factors that will be considered in deciding whether to approve my application?

We consider many important factors, but among the most prominent of those are previous rental history, credit history, and current financial solvency.


Will you rent a property for less than one year?

Typically, our minimum lease term is one year.


Will you rent to me if I have a pet or pets?

Possibly. The answer to this question will vary from property to property.  Some of our clients don’t allow us to rent to tenants who have pets.  Others want that decision to be made on a case-by-case basis. We always carefully check a prospective tenant’s rental history to ascertain a previous landlord’s thoughts about any pet that is part of an application to rent one of our properties. If pets are allowed on a particular property, and if they are approved as part of a tenant’s application, there is typically a $200 non-refundable cleaning fee for each pet approved, a $250 fee for “black-light testing”, and in some cases pet rent may also be charged. 


Are bona fide Assistance Animals considered to be pets?

No.  Assistance Animals are not pets, and we rent to them without charging any fees, deposits or additional rents for the animal.
